Quiet room to let

I am looking for a housemate to rent the spare bedroom,

I am looking for anyone to help out, I am quiet and Have two cats named tipsy and socks (they are very rarely in and if they are they sleep on my bed)

It's a Three minute walk to city centre with close proximity to railway and bus station. Great transport links to the surrounding area.
Quiet street, nice friendly neighbours and big garden with pond.

im open to offers but the minimum I will take is 320 all inclusive. If you want to pay extra for Internet/gas/electricity/water that's fine however I will work it out on a 50/50 basis, some months it can be more.

There is an available car parking space at the back of the house which I no longer use due to my car dying.

The front room has a dining table and sofas with a large flatscreen TV and a real log fire ( quite toasty in the winter).

Give me a message and we can arrange a viewing... I'll try put pictures on but my camera in my phone isn't great and tbh it's a bit boring taking a picture of a room with a few things in it.. You can't really get a feel for the place.
