I have a lovely room becoming available late April 2024 . Please see references at the end of this advert.

I am only seeking sociable people who are happy to live in a shared house and mix when in the communal areas with the existing two tenants who are really nice.

Hi, thanks for looking at my advert, I have a really nice room becoming available on around 21st 2024 the rent is £525 per month inclusive of bills and a Deposit of £500

The other rooms are all let separately to a nice mix of tenants.
This is a lovely fully furnished 2 storey 4-bedroomed house in a nice Street close to the Nestle, York Hospital and St Johns College, it is 15 mins walk into town and also 2 very good bus routes, for cyclists there is access to the cycle paths 2 mins away. I am only letting actual bedrooms and hence not cramming in 5 or 6 people thus leaving plenty of living space downstairs . The house has a large landing, shared bathroom for three of the bedrooms, (1 bed is en-suite) second cloakroom with WC and washbasin, large shared lounge with TV, shared dining room, Modern kitchen with stainless steel fittings, separate tower freezer and seperate larder fridge, washing machine, loads of storage space. Kitchen overlooks a lovely walled North facing garden with 2 patio areas, lawn. There is secure access to the garden from the street for bikes.

I maintain the property to a nice standard and am only looking for tenants who will genuinely do their bit to keep the place clean and tidy whilst appreciate living in a clean and well furnished house with a fair and proactive landlord. I live next door with my wife and this is my only rental property which I intend to keep maintained to a high standard for my tenants, i do not use agents so you just deal with me directly. I am not an intrusive landlord but friendly as neighbours should be.

Bed 1 - SORRY ALREADY LET - front single looks out onto the street, size is 2. 5m x 3. 3m furnished with bedside cabinet 3 drawer chest, wardrobe, desk and a single bed. Wall shelves , TV point, lamp, curtains, carpets, nice light room.

Bed 2- SORRY ALREADY LET - large double room looks out onto the street, size is approx 4m x 3. 5, furnished with IKEA Malm bedside cabinet, 3 drawer chest, wardrobe and a 4ft bed with recently new pocket sprung mattress. TV point, nice light room. Built in cupboard in alcove

Bed 3 - SORRY ALREADY LET - large double, 4. 3m x 3. 4m, recently refurbished EN suite, overlooks lovely quiet rear garden, nice and quiet, complete with double bed, high quality mattress and topper, built in alcove cupboard, Ikea white double wardrobe, matching chest of drawers, matching bedside unit, TV bracket on chimney breast, wall shelves, fully tiled en-suite with shower cubicle, Rainfall shower, WC, washbasin. Room also has an original cast iron fireplace as a feature.

Bed 4 - AVAILABLE from 21st April 2024 3.8m x 2.4m, at the rear of the property nice and quiet, 4ft bed with mirror wardrobes built in, windows to 2 sides so lovely light room. Internal drawers, ladder style desk and bedside drawers.

House has full gas central heating with radiators in all rooms, mains fire and smoke alarm system plus carbon monoxide detector. All GAS SAFE and 5 Yearly electrical testing up to date. All rooms are nicely decorated, Lounge has 3 seater and 2 seater recliner sofas, 47” flat screen TV , TalkTalk wi-fi, , feature fireplace with electric fire. Hall & Dining room has oak laminate flooring and nice dining table with chairs. Best thing to do is give me a call and come and have a chat and a look round on one of the viewing days.
Rent includes Gas, electric, council tax, water, wi-fi, communal TV licence, window cleaning each month plus cleaner for communal areas every week. Look forward to meeting you.

“Having lived here for two whole years, I can honestly say that Andy (with the help of Jeannie his wife) is the best possible landlord I could have hoped for. The property is kept to the best possible standard at all times owing to their hard work in ensuring that they treat the house as if they were currently living in it. There have very rarely been any maintenance issues at all in my two years there, but when they have arisen they have been dealt with in such a timely manner there was no real disruption.
Andy is also careful with his selection of prospective housemates to ensure a good mix of people that will get along, and indeed of all the people that have passed through have been brilliant to live with too.
If I weren’t moving for a new position at work, I would absolutely not be giving up living here. It is also in a prime location for York with the Teaching Hospital practically on your doorstep and Nestle within walking distance. It is also within a 20minute walk of York City centre!
If you are reading this, then you should absolutely arrange a viewing / take the room ASAP; it will not be empty for very long at all once I leave.”
