Room with study in 4-bed house in Holgate

We are looking for a female to take over the tenancy for a single bedroom and additional study in a spacious 4-bed house in Holgate. The bedroom comes with a wardrobe and chest of drawers. A bed can be provided if necessary. There is an additional room currently used as a study, which has a desk and chair, included in the rent.

Communal areas include living room, dining room, modern kitchen and conservatory. The property also has a large back garden, a garage and a shed. There is a washing machine, dishwasher and tumble dryer. Bills are generally £70 a month including council tax, water, gas and electric, fibre optic broadband and Virgin Media Tivo.

We are a sociable house and have a variety of jobs. We would be signing a 6 month contract. Our landlady is lovely and is happy to help with any problems we have with the house (which have been minimal), and her partner looks after the garden for us.
