Lovely single bedroom in newly redecorated house

The bedroom

We are looking for a new lodger/housemate for our spare bedroom. Rent includes BT internet and all utility bills (within reason). The room has a built in wardrobe and we have furnished it with bed, desk, office chair, and chest of drawers.
The room has been recently repainted, along with the rest of the house. Since moving in we've also fitted a brand new bathroom and kitchen (including washing machine). There is a good-sized garden at the back with a shed for secure bike storage. There is also free on street parking.
The house is about a 10 minute walk to the UoY campus and 15 mins into town, close to local supermarkets (and takeaways!). We are also close to a bus stop with routes to town and Clifton Moor. Hull Road park and St Nick's fields are also just around the corner.

We are a young, friendly couple looking for someone who is clean/tidy and easy to get on with. We don't mind if you have a small pet (eg. hamster/fish) but no dogs or cats please.
Sophie is a 3rd year student at the University and Rich has just got a job after doing up the house. We are sociable and enjoy trips to the pub and gigs but aren't massive ravers! The house would suit a student, postgrad or professional person. We are happy to consider short term or weekday lets as well.
