Single or Double Room to let in Heworth area

From 1st April we'll have a single or double bedroom to let in our shared house in Heworth. The rooms come with a bed, wardrobe, chest of drawers and bedside table. The room that isn't taken will be available from 1st June.

There's a shared lounge including a large TV and Freeview, and a kitchen with all the modcons (including a washing machine). We have a garden and a shed as well should you need to store a bike etc.

The bills are paid to be on the 1st of every month and include:

- Gas
- Electricity
- Water
- TV License
- Council Tax
- Broadband

The bills vary every month (due to gas/electricity/water usage) - they are usually in the £70 area but probably less during the summer months! (Please also note the actual monthly rent is £303. 33 but Spareroom wouldn't let me put that!)

The house is located at the Heworth Church end of Melrosegate, it's about a 15 minute walk to the big shops (Morrisons, ASDA) and about 20 minutes into town. It's ideally located for both unis, as well as Monk's Cross (15 minute bike ride for me)

The current tenants include two guys (one in retail and one vet), and a girl who does volunteering. We're a friendly bunch who appreciate our own space but with such a large living room it's ideal for nights in front of the TV or having a few friends round for drinks. :)

You will also need someone to agree to be your rent guarantor (usually a parent).
