Spare double bedroom near York city centre

I’m a 31-year-old PhD student at the University of York, and I’m looking for a thoughtful and mature housemate to share the rent on a two-bedroom house from 10th August at the earliest as my current housemate is getting his own place.

The house is situated on a terraced street within walking distance of the city centre (10 mins), the University of York (20 mins), York St. John's University (15 mins) and four supermarkets: Morrisons (2 mins), ASDA (5 mins), Sainsbury’s (10 mins) and Waitrose (10 mins). There also's a gym (Swift Fitness) and climbing wall (Red Goat) within 5 mins' walking distance.

The house has five rooms in total. On the ground floor there’s an open plan living room and dining room, a kitchen and a bathroom. On the first floor there are two equally large double bedrooms. The available bedroom is partially furnished with a double bed, a large wardrobe, a bookcase and a chair. The property also includes a backyard and a bike shed. There’s a parking space outside the house but you would have to buy a permit from the council to park there.

I used to live on Walmgate in the city centre which got quite noisy in the evening but this street is very peaceful and quiet. I’ve hardly spoken to my neighbours but when I have they’ve always seemed very friendly. I’ve been living in this house for nearly two years now and have had no complaints whatsoever.

The rent is £305 a month (excluding bills and council tax). Before moving in you would need to pay £457. 50 to the agency as a deposit. You would also need to pay £30 for referencing and half of the payment for a new agreement to be drawn up (£30).
