1 double bedroom to rent, with live in landlord

I have a double bedroom free to rent in my property. The property is a house with a garden & with a small park out the back, and is situated in a quiet area of Briar Hill. It is not far from main road where the number 12 bus goes by every 15 mins to & from town. Local shops are a 5 minute walk away, including a chip shop as well as a newsagents.

It is my first property, and so decorating is still underway! My last lodger had a dog who dug a few holes in the garden, and so that will be getting sorted with some TLC next year.

I am planning on giving the room a lick of paint, but am happy to hold off if you would like to decorate the room for yourself.

Bills are included in the rent, and Sky TV & wifi is available.

Due to issues with a previous lodger, I will expect my future lodger to sign contracts of agreement, as well as provide the first months rent & deposit up front. Deposit is £300.

I smoke, but I smoke outside. I'd expect anyone else to do the same if they're a smoker! :)

Happy for any couples who might be interested, but rent will be higher to cover the additional costs of bills.

I would like to find somebody that I could get along with, but I won't mind if you're more of the hermit type! I enjoy binging on horror/fantasy/psychological movies & series (Game of Thrones!), animals, going out for drinks, animals, fancy dress, reading & a little adventure. I like music of all styles; particularly anything cheesy, but also rock/metal, alternative, weird electronica, 70s/80s.

I'm generally pretty quiet, but don't mind the odd chilled out party with friends from time-to-time.
