Home -Room For Rent

Hi all!
I have a room in a lovely home in Beeston, on Derby Street. I am looking for a new house mate, to share with, as soon as possible in the next month.
I am looking for a professional, female, between the age of 25-45years of age. Preferably a non smoker, but if you do smoke, it'd have to be outside of the home, which won't be a problem, because I have a lovely back garden with a benchmark so you can sit with a glass of wine and look at the stars at night! (You can see them clearly).
In the summer I put my solar fairy lights up in the garden,&have picnics or evening soirées ,and attempt gardening, sometimes!

I am a female 30years of age, working in a pharmacy. I do Improvisational Comedy for fun outside work, and love music and pets! I like evenings in, cooking different things, with red wine or civilised drinks, watching tv/films/board games! I like going to the cinema, socialising, relaxing, playing music and reading.

The house is on Derby Street, right next to Fred Hallam, the organic local farm shop, and Out of This World, there are lots of organic and local food shops around as well as Sainsbury's literally outside my back garden(you have to only walk through the car park!) and the high street is across the road, but my road is so quiet you can't even tell. I think I am spoilt for choice regarding location and the community feel.

It is £272 per month, plus £100 bills, which is cheap, for the convenient location, the home, and the garden.
The train station is a 10-15 minute walk away, and buses into town are again, round the corner.
