Double Room in Refurbished House - Ladybrook

I am offering a large, double bedroom in a pleasant area of Ladybrook, Mansfield.

ACCOMODATION DETAILS: The recently refurbished accomodation (a 7 x 3. 5 metre room) consists of two single beds (one of which currently doubles up as a sofa), large wardrobe, chest of drawers and bedside cabinet. There is also a cabinet that could be used as a desk/laptop area.

As for the shared areas of the house, there is a large living room (with TV, DVD player etc.) and kitchen downstairs, and a bathroom on the upstairs level. There is also a good sized garden to the rear. There is plenty of on street parking.

The property is about 15-20 minutes walk from the town centre, making the bus and train station convenient for commuting to Nottingham and beyond. Local buses are also available into town. King's Mill Hospital is a short walk through the estate. Plenty of local amenities, with a shopping area and library a couple of minutes walk away. Nottingham is 15mi/24km away, and the journey from Mansfield Bus Station is only 45 minutes, so commuting is perfectly possible.

All bills are included in the cost - *except* for the TV license and broadband - I don't watch live TV (mainly DVDs and music), but if you want a TV in the room, then you'll have to get a TV license. I don't have broadband, but 3G and 4G coverage is excellent. If you really need broadband, then this can be discussed.

WHO I'M LOOKING FOR: I'm looking for a mature professional or student to take on this room. Night shift workers are welcome, and I will consider Monday-Friday lets if you're working away from home - I'm reasonably relaxed, so I won't bog you down with too many rules, obviously looking for someone who is respectful of the house, and has a relaxed manner too.

Rent can be paid weekly, or monthly... whichever is convenient for you (monthly rent will be £325/month) NOTE: Couples/two friends sharing is possible - please ask, the rent will also increase to cover the extra costs.

ABOUT ME: A few details about me - I'm a 30-something professional who works quite a bit during the week, and is often away during the weekends when time permits. I'm fairly quiet when in the house, but I do like my music (very varied tastes, and it isn't loud!). I'm interested in a lot of things - especially Science and Astronomy, and travelling. Pets - I have a cat and a snake (just in case of allergies/phobias!). I'm a vegetarian, though I am happy to have a meat eater in the house, so long my wishes are repected! I can speak a bit in several languages, to a basic level in French, German and the Scandinavian Languages.
