Room includes ensuite w/c with shower, loo and basin. Furnishings include double futon, wardrobe with two drawers and bedside drawers.

Part share of large lounge/dining room (with tv, DVD player, dining table) and kitchen (with dishwasher, fridge freezer, washer/dryer).

Southwest facing garden with lawn, patio, BBQ, garden table and chairs. Occasional use of another room for visitors/study. Main bathroom with bath if shower is not your preference (see photos).

There is a quiet cul-de-sac opposite the house usually with plenty of parking. There are two on-road parking spaces by the front door that are not used by neighbours but occasionally for visitors. Off street parking is available behind the property though is unsuitable for vehicles larger than a ford focus.

Other resident is on 2nd floor with own bathroom, normally works 9-5 with occasional night shifts. New housemate must also be quiet, considerate and tidy.

10 minute walk to city centre (newark castle), 10 minute walk to east coast mainline station (1hr15 to central london), 10 minute drive to A1 or A46, 5 minutes from newark college.

Rent covers council tax, other bills shared.
