Gay/ Gay friendly person for Top Floor of my house

This is the whole top floor of my large Victorian house with exclusive use by yourself. I live in the rest of the house with one other Gay guy. The flat consists of 1 bedroom, 1 living room, 1 kitchenette/breakfast room and 1 shower/toilet. There is also my garden and you have the use of a fridge and microwave/oven in the flat and then a bigger oven and washing machine and freezer on the ground floor. It is furnished but there are no cooking utensils etc. Access is through my front door. I am looking for somebody who is relatively quiet as I do very strange shifts and I am often sleeping during the daytime or evening, also somebody who is friendly and responsible. I am looking for preferably a Gay person or somebody who is Gay friendly and who is going to keep the flat clean and tidy.. The rent is INCLUSIVE of bills and one months deposit needs to be paid.
I don't mind couples but the rent will be £550 not £500. I am 53yrs old and the other guy is 21 I think. Non Smokers please.
