Spacious 3BR looking for 2 housemates

I am looking for 2 housemates in a spacious 3 BR house. It is within a 3-min walk to the Nuffield Orthopaedic Centre, 10-min walk to Headington shops, with plenty of bus stops within the area allowing access all over Oxford/London/airports etc. The house is maintained to a good standard by Lucy Properties, the property management company. Kept clean and uncluttered by housemates. Quiet neighborhood in a relatively safe area.

You will be joining 1 housemate who is renewing the current contract (2 housemates moving out by 24July2024 or perhaps 01July depending on schedules of all involved).

About me: I like clear communication and respecting each other’s preferences and adjusting reasonably. I work for the University of Oxford and keep regular work hours.

A few things I like: shared cleaning duties (rota) and respectful use of the communal space. I work from home 2-3 days a week (quietly in my bedroom). I rarely have guests and like the communal space quiet within reason.

We can agree with house rules upon finalization, of course.

BEDROOMS TO RENT
Spacious rooms with double bed, built-in wardrobe, chest of drawers (can request landlords if needing desk etc if they have it in storage). A great view into the garden with a wide window (the bigger room has a bigger window, and lots of natural lighting). £870 and £850 with bills included.

BATHROOM
One shared; clean, spacious, with a bathtub, shower, toilet and basin. Regularly cleaned by me.

KITCHEN
Adequate shared cupboards, fridge, and freezer space, hob/oven, washing machine and heated tumble dryer.

LOUNGE
Simple furnishing around lounge/dining area with old TV, table and chairs, sofa and armchair. Glass doors open onto the garden.

RENTAL DETAILS:
£870/ £850 per month rent and bills (includes Council tax - Band C), renewing tenancy contract by 25Jul2024 with all 3 housemates named in the tenancy agreement with Lucy Properties.

OTHER DETAILS:
Wifi up to 100mbps
Spacious green garden with own private access
There is a shed for bicycles, but safer to keep in our private garden.
There is 2 small cupboards we share for cleaning supplies and storing not too bulky items
The landlords have their scheduled window cleaning, gardeners, and maintenance team.
Parking is available, one slot (will be free by 25July)

What we are looking for in a housemate:
Preferably females, with a mature outlook in life, reasonable, and open to communication
Someone who likes clean uncluttered space; preferably keeps their things in their personal space/bedroom, and respects communal space
Regular work hours is a plus
