Room Available - Big House Cheap

Hi,
We are currently looking for 2 tenants for our property next year!
We have a big kitchen and living room which is openly lit by the windows in the house. There is a garden which is a big (BBQ in the summer!)
There are two rooms available, one is a single room that is only £310 a month! (Pictures will be available once you message me for living room and the room you require, you can visit it too!)
The second room is a large double room on the bottom floor!
This house is furnished and constantly clean so we are looking for somebody who is clean as well (pref. a non smoker, but if you do smoke please state you respect to smoke outside and not inside the house!)
We always cook together as it is cheaper that way so we would like somebody who is welcomed to cook with us as well!
Pref. a student for the next academic year, and someone who is friendly.

ALSO - with Bills it is around an extra £20 - £40 per month but we pay quarterly for the bills anyways!
