Lovely bedroom/living room duplex in large family house.

Bordering Iffley village our house is situated on Henley Avenue, more or less mid-distance between the Magdalen Bridge and the ring road. Access to the city is very easy via bus (nos3 &4) or bike and those who prefer to walk, might like to walk into town along the river via the lock in Iffley village or at Donnington Bridge. One of the buses goes via town centre to the train station. Similarly there is easy access to the ring road and routes therefore to local towns and villages and the M40 to London. Although we do have off–road parking this is restricted in the daytime and our lodgers can park on Iffley Turn, just a short distance the house.

The rooms are clean, bright and peaceful. The bedroom has a double bed, wardrobe and chest of drawers and a window desk that over looks the garden. The living room is simply furnished with a double sofa, wardrobe table and ample shelving. There is small, very quiet fridge for personal use. We have limited the amount of furniture because previous occupants have requested so, but we are equally happy to make additions provided they are reasonable and not excessively expensive. There is a BT line which can be reconnected by whoever rents, but Wifi access is also included in the rental. There is a shared bathroom/toilet next to the duplex, a separate WC and shower downstairs. The monthly rental of £525. 00 is inclusive for both rooms; there are no additional bills and use of the washing machine, dryer, dishwasher, heating, hot water, gas and electricity etc. are equally free of charge.

The house is spacious and bright and living areas equally so. The kitchen is reasonably well equipped and there is enough room for two people to be working side by side. However, we frequently negotiate separate slots for cooking, but these times are flexible and dependent upon shared needs. In truth we would prefer someone who is vegetarian or equally happy to cook vegetarian food; we’re not totally rigid as we do cook fish from time to time and food for the dogs once a week. There is a definite expectation that our lodgers clean up after themselves and not leave washing up etc for others to work around. We have a large garden and vegetable plot and a beautiful wooden deck, which is great in the warmer months. Smoking is only permitted in the garden.

It is important that prospective lodgers take into consideration that the front ground floor of our house operates as a complementary medicine clinic. There will be a need for consideration, quiet and privacy during working hours.

Finally, the rental is £525. 00 per calendar month (inclusive) payable in advance with one month rental as a security deposit. To confirm, the monthly rent and deposit are for only one person who is seeking the two adjoining bedroom and living room.
