Double room near Iffley Road
I have another room that I may rent out later although I currently have no plans to do so. This advert is written as if I was going to rent the other room so you know what you may be sharing with someone else.
I have a spacious double room (approx. 3m square) available to rent. The room is fully furnished with a double bed, built-in wardrobe, desk, chests of drawers and shelves.
The large kitchen is shared with the other lodger and me. There is a gas hob, double electric fan oven, dishwasher, 2 fridges, 2 freezers, a washing machine and plenty of worktop space and cupboards.
As with the kitchen, the three of us will share the use of the extensive lounge, which was recently refurbished. There is a large TV with Netflix, Blu-ray/DVD player and TV recording system.
The bathroom is only used by the tenants and has a shower, separate bath, basin and toilet.
You will have access to the garden with BBQ and there are several large public grassy areas in the square. If you like gardening then you will be welcome to make use of the garden, otherwise I look after it.
There is a spare single bedroom where guests can stay (with prior agreement so there aren't multiple people staying).
Bus routes into town, Oxford Science Park, Littlemore, Cowley (close to Oxford Business Park) and Harwell are a few minutes walk away. The buses are the 3(A), 16 and ST1.
Buses to Abingdon/Didcot/Milton Park/Harwell are 5-10 minutes walk on Abingdon Road.
There is easy access to the southern ring road & A34 by car. There are car parks (requires a free permit from the council) and free on-street parking (spaces normally available directly outside the property). If you require a garage then there are several in the square that the council rent out. There is secure parking for bikes at the front of the house.
There are shops nearby with a Coop and chip shop and I am happy to take people to the larger shops on the ring road when I am going. There are gyms just down the road at Iffley Road, Oxford Rowing Club and Temple Cowley.
I am looking for lodgers who do not want to party (i. e. late night large gatherings with loud music and drinking). The occasional party (e. g. birthday) is fine, as is having a few friends round for dinner or a movie. I would also prefer someone who wants to socialise (e. g. cooking together or watching a film or TV series) with the other people in the house at least a few times a week.
The rent includes council tax, wireless fibre broadband and all utility bills (except phone calls). There is a cleaner once per week for the communal areas which is included in the rent.
For the ecologically minded, the house has both solar PV panels (generate electricity) and solar thermal panels (heat water) installed.
Because of the Council's HMO rules, I can not rent to couples. I will need to check your immigration status as every landlord is required to do.

I am happy to do weekly or monthly tenancies with any length fixed period or a rolling weekly/monthly tenancy.
