Double rooms in 3-bed Houseshare in Bayston Hill

Lovely house on the edge of Bayston Hill with two rooms to rent, minimum of 3 months and then reverting to a one-month rolling agreement. Both rooms are available now. I'm a live-in landlord (29 year old male business owner) so it will be a total of 3 sharing the property, I'm pretty laid back and want my housemates to feel relaxed and at home in the property.

Rent covers all bills including fibre broadband/TV and also includes some consumables that can otherwise be a bit of a pain in a shared house - toilet roll, kitchen roll, bin bags, washing up liquid & sponges, hand wash for the sinks and cleaning stuff are all included.

There is a good size living room with plenty of seating, 42" TV with Sky including Sky Sports and BT Sport, and an Xbox One which you'll be welcome to use. The kitchen will have allocated cupboard space for your own food and is well equipped with shared use of all the cutlery/plates/dishes and cooking equipment as long as you wash up after yourself. There is a large fridge/freezer that you'll have your own shelf in each and a washing machine, tumble dryer, ironing board and iron, hoover etc for shared use.

The bathroom includes a bath and shower and there is a separate toilet downstairs. There is a dining table that seats 6 if you want to have friends or family for dinner and in the Spring I'll be getting a BBQ and firepit for the garden which again you'll be welcome to use. If you are into gardening or growing veg etc I can give you space to use outside.

The double bedroom is fully furnished with a bed/mattress (including new mattress protector), wardrobe, chest of drawers, bedside table, lamp and mirror. The larger room is also furnished with a kingsize bed/mattress, chest of drawers, bedside table, lamp and built in wardrobe with mirror doors.

The loft is partly boarded out with lots of storage and there is a very large shed in the back garden so no shortage of space for anything you may need to store.

There will be a cleaner for the common areas, cleaning of your own room will be your responsibility but we may be able to have it added to the cleaners list if you pay the extra cost.

The rooms are for single occupancy so no couples or permanent children, but I don't mind overnight visitors occasionally as long as it's not causing any issues for paying lodgers (particularly bathroom time in the mornings - lodgers will have priority over visitors).

I'm happy to consider pets, I am currently looking after a rabbit who lives in the garden and roams the living room occasionally so any incoming pets would have to fit in with him (cats might be an issue). Children visiting/staying overnight for single parents will also be considered depending on the arrangements.

There is a drive with two spaces and it's never a problem to park on the street outside which is a very quiet cul-de-sac, but I'd prefer lodgers to only have one car each to avoid crowding the street for neighbors and to leave space for visitors cars.

Double room is £380pcm and Kingsize is £390pcm. Rent to be paid monthly in advance with £200 security deposit and £25 fee (non-refundable) for credit/reference check. No smokers or housing benefits sorry!

As I'm a live in landlord I'm only looking for a 3 month agreement initially so we can both see how we get on with each other.
