Flatshare in Cyncoed - £325 bills included

Hi, I'm looking for a new flatmate.

The flat is in a lovely quiet close in Cyncoed overlooking fields with trails for running and cycling and is about half a mile from Roath lake for the human hamsters who just like to run around and around and around ...
It is also about a mile and half from UWIC, and a couple of miles from Heath Hospital, and has plenty of easy off road parking
By car its about 10 minutes from city centre and about 5 minutes from the major road routes out of town.

The room itself is a furnished medium sized double room with a built in wardrobe.
There is plenty of extra storage space available as well (mainly in the loft!).
The flat is on the first floor, and is clean throughout with a large lounge / dining area and decent sized fully equipped kitchen.

I am fairly relaxed and generally pretty easy to get on with, and often very funny(!).
I tend to spend a fair bit of time playing various sports, at the gym or salsa dancing(badly!)and a few other things here and there so not always around the place.
There is a slightly overweight cat so anyone coming by would have to be not allergic(!) and ok with chubby pets.

Includes all the normal sort of stuff like wireless and sky(in lounge).
Rent includes everything apart from council tax.

Anyone wanting to stay would need to be a non smoker.
