2 Double bedrooms available to rent in a large 5 bed house in Roath. Close to the hospital and local amenities. Street parking available. Both rooms are furnished. 1 female and 2 males will be living in the house, looking for an additional 2 housemates, working professionals only due to council tax. £275 rent per month. Water rates £11 per month, internet £4 per month, council tax £30 per month. Gas/electric paid quarterly, £80-120 depending on time of year.

£275 deposit and one months rent in advance. No agency fees.

Room 1 could be available before the 8th as one house mate is moving out sooner.

We are 5 friendly young people who enjoy watching TV/or the occasional film together in the evening, the odd drink & sharing house meals. We're looking for a nice mannered, friendly & tidy housemate who's a working professional (for council tax purposes).

There is a nice big kitchen with a gas cooker, dishwasher, washing machine & tumble dryer. We have one large bathroom with a bath, shower & loo, and a separate toilet. The lounge is a good size with two leather sofas, and there's also a nice garden out the back.

The rooms are a good size, double beds in each. The top floor room facing the garden, & bottom floor a little larger with a bay window facing the street.

The house is situated within a short walking distance to the beautiful Bute Park, plenty of local shops within a 3-4 minute walk (local greengrocers, specialist beer shop, Tesco, Co-Op, Sainsbury's etc) & Heath hospital is 10-15 minutes walk away.. or ~7minutes via bicycle.
