Room In New Build House Available Asap

Hi I am a 28 year old single, professional woman looking to rent out a single bedroom in my 3 bedroom house. My lodger of 10 months is leaving to go to university so my spare room is now available from 12th September.

The room itself has a single bed with lots of storage space underneath, a large wardrobe and a bedside table. TV with freeview. The bathroom is located next to this bedroom.

The bathroom has an electric shower over the bath, the water is heated by combi-boiler so hot water is on tap constantly. Wifi is included.

I have a garden which you are free to use there are seats outside. Also space in my shed if you have a bike. Private parking is in a shared, private car park next to the house. My house is located close by the shops and a supermarket. Also a 5 minute walk from a lovely lake which is a nice place for a walk.

If you smoke that is fine, as long as you smoke outside and not in the house at all. I do request you do not bring friends/ family round without asking me beforehand.

Food, toiletries, personal items are your responsibility and not included in the rent. I will provide toilet roll & cleaning products.

A bond of £200 is required and rent is to be paid in advance (preferably monthly, but weekly is acceptable). A reference may be required.
