Bedroom available asap

A bedroom is available in my rented house. I live very close to stairfoot roundabout, with good links to the M1, and very near Wakefield. The room itself is unfurnished. It would fit a double bed in. There is a built in cupboard, with a shelf, that can be used as a wardrobe. The tenant would be expected to provide their own bedroom furniture.

The new tenant would have access to the bathroom, which has a bath, shower, toilet and sink. The living room has a flat screen TV that has Virgin. There is also broadband set up. The kitchen is VERY large, and I am more than happy for the new tenant to use the kitchen utensils/plates/pans etc that are my own.

The house has a garden to the rear. The house is a terrace so there is on-street parking available.

I have a cat called Hollie, so it helps if you don't have a cat allergy :)

Ideally I am looking for a female tenant, who is a professional, aged between 22-30. I would consider younger/older/male tenants, but no DSS or people with pets. There is no deposit, your £400 monthly rent would include ALL bills/council tax and would be expected to be paid on 25th of each month via standing order, (date can be negotiated to suit your pay day of course) :)

About myself, I am a secondary school teacher in Wath-On-Dearne, so I am out of the house Mon-Fri 7: 30-6 each day. I am a social person at the weekend, but prefer quieter weekday nights during term time, so if you are someone who wants to have friends round for drinks mid-week this wouldn't be appropriate.
I am 26 years old and very easy to get along with.
