This is an extensive attic bedroom in a very modern, quiet, clean and tidy house. Its approximately 22ft x 16ft and is furnished with a bed, sofa, desk/chair and wardrobe. There is also a wash basin.

The house is a lovely victorian terrace in Nether Edge. Its very spacious and you will be sharing with just me. Its a cool and contemporary space whilst also being homely and very chilled.

Its situated in a vibrant multi-cultural area equally close to the Peak District and the city centre [10 minutes] with good public transport links. There are lots of fantastic local amenities including plenty of eateries from diverse international cuisines, various cafes and pubs (the Broadfiield is just around the corner) and quite a few antique/retro shops. There is also a regular local farmers market. Millhouses Park and Hunters Bar are within walking distance. It's generally a great place to live.

Shared space includes the bathroom with separate bath and walk in shower, the dining room, the living room and the kitchen which has direct access to a seated patio area and large south facing garden that is a really nice space to hang out and relax.

Rent is inclusive of bills (with reasonable use of gas and electric) except for the telephone. The house has constant hot water and is fully central heated. There is unlimited broadband access.

I'm looking for a friendly and easy going professional or post graduate who works full-time during the day.

Living here will suit someone who is good natured and polite, clean/tidy and willing to do their share of housework, honest and considerate, and who will respect sharing someone else's home. I have friends and family from around the world so an openess to other cultures/backgrounds is essential.

Living here won't suit a big party animal, heavy drinker or recreational drug user!
