The rent is £300 p/m bills included with a £100 deposit. This also includes free Wi-Fi, and a cleaner who comes around once a month to clean the communal areas. There is a shared kitchen and living room, the upstairs bathroom and toilet is only shared between two as one of the rooms has an en suite. There is also a small backyard and on street parking out front.

Appliances include a washing machine and tumble dryer, two fridge/freezers, an oven, a 42 inch LCD TV and DVD player.

The house is an ideal location for access to both the city centre, Ecclesall Road and the Peak District. There is a small Tesco Express two minutes walk away plus a larger Tesco and Sainsbury's just up the road, and several gyms all within a short distance.

I'm a live in landlord (30 m) with one lodger (30 m) and another lodger (23 F) who is moving out by 14 Aug at the latest. However, it's fine to view the house before then. I'm looking for someone who is clean, tidy and sociable. I'm very easy going and although I own the house I prefer my lodgers to see it more like an ordinary house share - as long people keep the place clean and tidy I'm happy.
