Large Double room Inc Bills

Hi I live with my son who is 13 and two cats in a large modern house ( pretty much open plan ) and garden with parking just off the A61 Woodseats area, about 15mins into the centre of town, bus stop directly outside, with loads of buses into the centre . Cobnar woods and graves park back onto the house at the back . We have a big kitchen diner( two ovens, dishwasher,/ microwave/ freezer and you would also have your own separate fridge ) lounge at the front of the house with woodburning stove and large office space where I work at the back , downstairs wc/ utility ( washer and dryer ) large deck and garden out the back overlooking Cobnar Woods , wireless internet throughout the house . I have one room for rent , on the first floor ( front facing double ) it is 4mtres/ 4 mtres , with 2 chest of drawers/ wardrobe,
Am looking for a lodger who would be a non smoker , working std hrs Mon - Fri , as i work from home as an architect and have the office at the back of the house connected via a door from the kitchen/ diner .Obviously gotta be someone whos ok with having a teenager/ cats running around. I am pretty easy going, like climbing, hockey , running , going to the gym, odd glass of wine on a night ! I work from home . The rent includes all the bills and a cleaner once a week .
