A very large en-suite room is available for tenancy takeover in the city centre.

Location & Room:

Situated at Royal Plaza, this location could not be more perfect if you want to take advantage of everything the city centre and nightlife in Sheffield has to offer. Stone's throw from all the bars, nightclubs and restaurants on West Street and Division Street. Only 10-15 minutes walk from the Moor, both universities, and 1 minute walk from Devonshire Green.

The flat is surprisingly very quiet even if it is so close to all the buzz.

The room in itself is extremely spacious (so large that I currently have 2 desks in it, 2 wardrobes, 1 book shelf, and I can still have space to do yoga and other workouts!). It is en-suite, and very good quality shower room. It is quite well insulated and you don't hear very much through the walls. The bed is extremely comfortable and a bit larger than your standard double bed.

The kitchen comes with a washing machine, a fridge, microwave, kettle.

Bills/cost:

On average, we pay ~£150 pppm (totalling ~£750 pppm). This includes council tax, water, electricity, broadband. If you are a student, expect to pay only ~£90 pppm (totalling ~£690 pppm) as you wouldn't need to pay council tax. Be mindful that this is subject to your usage, but so far we have experienced this as an average.

The landlord, my situation & deposit:

The landlord is a very lovely guy who will resolve severe problems in the flat very quickly. He is a very reasonable person and you only need to talk to him if you are having issues and he will try to help you.

There is no deposit to pay upfront up until the 1st of September. This deposit will be £650 then. Due to my situation (work, Visa, and priorities), I am having to leave earlier than anticipated and so the current deposit on the property still holds. It is possible to extend the contract past 1st September 2023, you'll just have to speak to the landlord, and pay the deposit for a new contract with him.

There are a few pieces of furniture that are mine in the room (not shown in the photos), that I would be happy to discuss selling at a much cheaper rate as they compliment the room very well.

The other flatmate & living situation:

Her name is Moon, she is from China and in her mid 20s. She is chill, and we both are busy people who get up to our own things.

The room would be ideal for someone who wants a very large, relaxed space to get on with their own things moreso than someone who wants a very social house.
