Double room available to rent from the 1st October in the S2 area of Sheffield.

I am looking for someone to move into my room whilst I spend time working abroad. The room is spacious and is fully furnished as is the rest of the house.

There is already another tenant living in the house. He is a young professional who works during the week and sometimes at the weekend. He is friendly, sociable and welcoming.

The property itself is a three story townhouse situated in a quiet cul-de-sac with extensive views of the surrounding area. The property has a:

- Utility room/wash room
- Large shared living room
- Balcony facing front of house
- Shared kitchen
- Sizeable back garden
- Shared bathroom with shower
- Garage
- Off street parking
- Small spare room

It is located close to regular bus and tram links into the city centre, which is only a 10 minute trip away. It offers two spaces of off street parking if you have a car.

There is a local shop around the corner, selling basics like milk, bread, etc, which is open from 7am-9pm. There's also a couple of supermarkets nearby.

The rent is £300 per calender month plus bills, with a £300 deposit up front. Everything will be split down the middle including:

- Council Tax (Monthly)
- Electricity and Gas (Quaterly)
- Water (Quarterly)
- Sky and Broadband (Monthly)
- TV License (Monthly)

On becoming a tenant your name will be put onto all the utility bills until the time that you leave. Standing order to be set up on rent payments.

The house is non-smoking but smoking is fine outside. No pets. No drugs. No Subletting.
