Lodger wanted for double room close to city centre

Hello

I am a 27 year old owner/occupier of a three bedroom semi-detached house and am seeking a lodger for one of the spare rooms from January 2015. My current lodger is leaving for work reasons.

The rent is £350 per month, which includes all bills. I am looking for an easy going professional. Ideally I am also looking for somebody friendly and sociable, as I don't want to be sharing my house with somebody that I won't get along with.

The bedroom is fully furnished, including a double bed, double wardrobe and chest of drawers.

The house has gas central heating, Virgin Media broadband and television, and is 15 minutes walk from Sheffield City Centre. There is a secure garage for off road parking and the house has both front and back gardens.

The kitchen has plenty of storage and includes a large fridge, freezer, washer/drier and dishwasher. The bathroom has both shower and bath.

No pets, no smoking and no housing benefit.
