Hello!

I'm currently looking for a friendly, young professional to fill a room in the house I currently share with my two terrific flatmates. The three of us met a year ago through a house-share and got on so well we decided to get our own place in June. Unfortunately, I'll be relocating at the end of the year - and need someone to take over my tenancy.

The room is a large (really large - takes up the whole front of the house) double bedroom with units and walk-in cupboard space. It was re-carpeted and freshly painted in June, all neutral colours. The bed is new, too. The house is in a quiet location at the top of Crookes, but only a ten minute walk from all the pubs and shops you'll need (not far from Walkley, Broomhill & Commonside). The 52 bus stops right outside the house too, and is about a 10-15 minute journey to West St and the centre. Parking is available outside the house at set times, but the road is quiet and there's lots of close by spaces for more irregular hours.

Your housemates are two females in their early twenties; both working full time in the area. Both are friendly, sociable, funny, caring girls and I'm gutted I can't make them move with me! You're guaranteed a good living environment. In exchange, I'd ask that anyone messaging do so on the basis that you're going to be an equally good housemate; being clean, reliable and respectful of the property are musts. The house is quite sociable, and we like spending time with each other in terms of meals and nights out. Gin and wine drinkers welcome. While everyone likes their own space, I'd also ask that anyone messaging also only do so if they fit this description; if you're just using this as a stop off and plan on being confined to your room, it's unlikely to be a good living arrangement.

Rent (inc bills) usually comes to around £370-£400 a month, depending on heating, ct-free months and water. Internet is included in this too. Move in date is negotiable. Ideally, the move in date will be at some point in December or early January. Due to the tenancy handover, you'll probably end up with some days free rent depending on when you move.
