Located in a peaceful semi-rural area, just off Ecclesall Road, the house is close to a wide range of local shops, pharmacy, post office, mini supermarket etc. also a stones throw from loads of awesome bars, pubs and restaurants.

The 4 bedroom, fully furnished property is within walking distance of many beautiful parks (Endcliffe Park, Botanical Gardens) and you can easily walk out to the peak district, there is an alpaca farm not too far away!

As you can see from the photo, our garden is very much a work in progress but this will be a great space once finished. Plus, we don't mind smokers as long as this is done outside.

It's an easy commute into the city and to the train station, as there are bus stops less than 1 minute away, with buses into the city every 5/10 minutes. We have the option of street parking and space to keep a bicycle stored safely.

Currently a happy household of 3 males, Oliver (24, postgraduate student), William (25, graduate/professional employment), and Bede (25, mature student). We are looking for 2 new housemates. (One to move in May and one to move in July)

To clarify, there are two double bedrooms available, one from May and one from July.

We are open minded individuals who welcome anyone to join us. The house is kept clean and we maintain the property together as a team, therefore no messy people please, we ain't got time for that.

Our neighbours are lovely people, they have cats and a puppy, Lenny, he's so cute! The landlord is very friendly, flexible, quick to respond and we deal with him directly. A 6 month contract is offered. The deposit is £200. Council Tax is included in the rent.

The rent is £285 pcm for either of the two large rooms.

Additional bills to be paid outside of the rent payment include Internet, Water, Gas and Electricity. Usually around £30/40 a month, a very rough estimate as the payments are scattered. We don't watch much TV, so no TV package is included.

We welcome anyone to come and view the property, preferably postgraduate, graduate or working professionals as we tend to party at the weekend, not during the week. If you are a couple we do ask that you occupy a room each, no shared rooms.

The rooms available are 1. Large double bedroom with window overlooking the garden. (£285 pcm, Available from 1st May) 2. Large bedroom with double window overlooking the street. (£285 pcm, Available from 1st July)

Both bedrooms come with a double bed and are very well furnished. A shared bathroom, large open plan kitchen/dining area and a lounge. We share a cellar too but it's not somewhere you'd want to hang out.
