Room available: newly refurbished furnished House

I have a first floor double room available for £425 per calender to let in a fully furnished semi-detached house with garden. It is not a family house but a professionally managed and maintained shared accommodation of single people (photos attached)with myself occupying the ground floor and 2 lodgers already in place upstairs. The house was taken on lease initially for use as furnished accommodation for Young People commissioned by the Council so is furnished and decorated according to the Council's Health and Safety and decoration standards for such purpose. Internet wireless connection is available for no extra charges. I am looking for a full time working individual (preferably a male as we are all men here) of between the age of 20 and 45 (no couples) as a lodger/licensee. The house is company owned and an appropriate Lodger's Agreement will be drafted according to the needs of the lodger with no extra free. For those preferring to pay monthly, the rent and deposit will be calculated/negotiated accordingly together with the notice period required. The house is ideally located in a quiet area close to three rail stations (East Croydon/West Croydon/Selhurst-Zones 4, 5, 6) and has got a Tesco Express and other late night shops in very close vicinity.
