Professional, registered landlord offers room in a shared house located in Central Guildford. Suitable to professionals only.

Room: Beautiful, quiet, basement room with double glazing, Ikea ‘Malm’ double bed, bedside cabinets, desk and chair, wardrobe and TV aerial socket. Note: although equipped with a double bed the room is only for single occupancy.

The House: Kitchen with new gas cooker, microwave, all crockery and cookware, iron and ironing board, hoover, large fridge, freezer, washing machine. Living Room with 2 sofas, flat screen TV. Bathroom, shared with 2 other tenants, with a bath and shower. Good sized garden with patio furniture and shed (available for bikes etc. at owner's risk). Note: the house is non-smoking but tenants are welcome to smoke outside.

The Service: The garden is looked after throughout the year and communal areas are cleaned weekly although this does not remove the tenants' responsibilities for cleanliness and tidiness. We also have a regular handyman to maintain the property and ensure problems are resolved quickly.

The rent includes reasonable water, electricity, gas, council tax, TV licence (for the living room) and VirginMedia WiFi. Note: the tenants will need their own contents insurance.

The Area: located next to the station for easy walking access to the town centre and university and bus routes to the hospital and research park. There is on street parking with permits available from Guildford Council (area B).

You: Clean, tidy professional able to live in a shared property; respecting others' property, beliefs and privacy whilst enjoying the social benefits of communal living.

Deposit: Non-refundable, holding deposit of £100 and remaining deposit to be paid on contract commencement - total of one months rent held by Deposit Protection Scheme.
