Single room in a nice house close to the station

we are 2 engineers (25 and 30 years old) working at the research park. We found this house and we decided to pay the agency to stop it but we need to find a third person for the single room. The room is small but the price is very low for the position and the conditions of the house. There is no space for the wardrobe in the room but you can have it downstairs.
The house in our opinion is very good because of:

-Size: 2. 5x2. 5m

-Position: Close to the chase, 5 min from the station. it's semidetached, this means we have lots of space on the right of the house. behind we have a playground. So we have a nice open view from the garden.

-double glazed and gas heating. It looks working fine! don't have any humidity issue

-partially furnished, including sofa, wardrobes, beds..

-mostly wooden floor: the floor looks ok, the carpet looks nice.

-bathroom and kitchen seams in good condition. The kitchen is not super new but it has gas on top and electric oven! That is good!. We have normal size fridge, mircrowave, washing machine.. . The bathroom is only one but it's very good!

-the dining room looks very nice and gives us lots of space for extra thing we might need

-garden: it's quite big and with a bbq

-parking, in front of the door we got space for 2 cars!

- the agency is Martins & Co.

-it has been recently re-decorated (walls) and the roof is new.

-the 300 pounds do not include bills or council tax.

Said that we are looking for someone of our age, man or woman, student or worker (but with a regular contract). This not a residence. We expect to find a person sociable, cheerful, clean and tidy and respectful of his house.
