Bright Flat on High St w/ balcony

This is a beautiful flat on the top of the lovely cobbled high street in central guildford. My housemate Lizzie who rents the other room is leaving (boo) for work so I'd like to find another nice female to live with. (NB, it's showing somewhere out of town on the map. Postcode is actually GU1 4AY!) . The flat is central- it's at the top of the high street. 10 minutes walk from the Downs for countryside, 15 mins from the station, 10 seconds from the shops!

Happy to consider short lets too, or Monday-Friday lets if preferred. Please get in touch.

The Flat
You would have full use of the flat along with me. I rent the flat long-term from a lovely local landlord, and have furnished it myself. It is a big space for one person and I've always lived in flats with other young professional women: so I'm looking for someone friendly, tidy, and relaxed who won't mind sharing with me.

Living Areas
Bright reception room with dining table, comfortable sofa and reading area & small TV. Opens onto a very large balcony.
Shared bathroom with bath & shower. Small, but new kitchen with lots of cupboard space, dishwasher, washer-drier, electric oven, fridge, microwave etc.
Entrance for bike storage (though can keep bikes on fire escapes inside too) with cupboard space, coat hooks, small freezer.

Spare room.
Double bed, small desk, shelving. We can discuss other furniture- happy to accommodate any that you might have, but bed has to stay. The double bed has four big under bed storage drawers.
I will be the first to admit that the second bedroom isn't massive (taken into consideration with rent). However, there is a large cupboard in the hallway which Lizzie currently keeps a mobile hanging rail in, and spare storage space in my bedroom. No pics but can discuss if you view.

Balcony
The balcony is huge and the view is fantastic. We've had some lovely BBQs out here this year, and I've managed to grow my own tomatoes. It gets the most sunshine in the mornings.

Bills
Rent includes: electricity, water, TV license, council tax, & broadband. Lizzie and I tend to take it in turns to buy toilet roll, coffee, dishwasher tablets, etc. but this can be included too if preferred.
