A double room is available to rent in our recently renovated 2 bedroom flat, close to New Malden high street.

INCLUDED in the rent are wireless 100MB broadband internet and Virgin Media TV.

BILLS - your share would be:
- Council Tax (50 per month)
- Electricity and Gas (Approx 30 per month)
- Water (Approx 10 per month) and

New Malden train station has frequent trains towards London Waterloo, Clapham Junction, Guildford, Woking, etc and the area also has good public transport links to Kingston, Wimbledon, Raynes Park, etc. It is 10-15 min walk to the station and Tolworth and Berrylands station are about the same. Less than 10min walk to local buses for Kingston, Sutton, etc. For interested applicants who drive, the A3 is close by and you will have free on-street parking.

We are looking for a MALE, working professional applicant only - sorry but no students can be accepted, unless you are working full time and happen to also be studying (this is purely because my insurance policy will be invalidated otherwise). Sorry NO COUPLES..

The room is on the 1st floor, situated on a quiet street. Close enough to walk to New Malden high street and many bus-stops in a few minutes, but away from the hustle and bustle of the high street itself. We also have a garden, which you can make full use of in Spring / Summer, for barbecues etc.

The whole flat has recently been renovated, so the furnishings and fittings are all modern, including flat screen TV, washing machine / tumble dryer, 8 hob gas cooker, heated towel rail, etc.

The room is a decent size, with a recessed wardrobe, which means you don't have a cupboard taking up space in the room. It also has black-out Roman blinds.

The bed is a double, with storage drawers underneath. You will also have use of the loft to store your personal items as required.

Waitrose, The Co-Op and Tesco Express are all in the high street, along with numerous restaurants, shops, banks, 2 gyms (both with swimming pools), etc, all within walking distance. If you are into golf, the New Malden driving range is nearby, as are several courses. PC World and a huge Tesco are a bus ride away, as of course are all the shops and attractions of Kingston and Wimbledon.

You would be sharing full time with an engaged couple (live-in landlords) - a pilot and a spa therapist. We are easy-going people who are busy like everyone else and so we don't mind if you prefer keeping to yourself and doing your own thing, but this is not a requirement! Happy to socialise whenever possible.

Deposit is 1+1/2 month's rent, to be paid by bank transfer. Rent is to be paid by standing order. Initial period is 6 months, with a 1 month rolling contract thereafter.

PLEASE NOTE: If you would like the room once you have seen it, you will be required to submit a referencing application to LetSure (external referencing agency) at a cost to YOURSELF of £32 (this is standard practice when renting through all estate agents as well, so nothing unusual). This reference check will include obtaining references from your employer and previous landlord(s). Upon successful referencing, you will need to sign a Lodger's Agreement. You will be given a receipt for your deposit.
