Lovely Large Light Double Room In 2 Bed Flat

I have a large clean light room at the front of my well maintained 2 bedroom, first floor flat.
Included in the rent are all bills - gas/electric/water/TV licence/super hub broadband as well as household supplies.
The room is a double (approx. 13' x 11') with a double bed, bedside cabinet, wardrobe, chest of drawers and small table. (I can remove some of the furniture if you don't want it.)
I have a fitted kitchen/diner with use of washing machine, dryer and dishwasher and a large modern bathroom. I use electric heaters when cold as there is no central heating.
There are fantastic transport links, it's a 6 minute walk to Purley Oaks and Sanderstead stations or 5 minute walk to the bus stops, (routes 60, 166, 407 & 466) giving easy access to Croydon, London and Brighton.
The flat is on a main road and parking is on street. Athough I have enough outside space to store a scooter or push bike out of sight.

I live in a clean, tidy home, that said I'm easy going and an experienced sharer. Ideally you will be a friendly person who will sit down and enjoy a drink and a chat with me on occasion, but maybe you've a busy life, or you like to keep to yourself, it all works for me. It's a bit of a cliche but as I live in the same flat, I am looking for someone I can be comfortable with, not the first person with funds.
I'm NOT willing to rent to a couple, a parent & child or a smoker.
