Hi, my name is Candyda and I’d like to tell you about the rooms in my student house share in Colchester Street.

THE HOME:
Colchester Street is a lovely pedestrianised road with vehicular access at the rear of the property. It is opposite the Singer Hall of Residence and close to a wide variety of shops, restaurants and fast food outlets such as Greggs. It also benefits from Swanswell Park on the doorstep for you to enjoy some green space alongside a lake.

The house is a beautiful Victorian end terrace with three spacious bedrooms upstairs, and one bedroom downstairs. There is also a shared lounge, kitchen and bathroom, and a small garden to enjoy.

Our TV and broadband supplier is Virgin, providing a fast and reliable service, and you have the benefit of a 32" TV in the lounge.

The house is fully furnished (all new August 2014) and everything you need for a comfortable home from home is available.

The front door leads into a hallway and the room on offer is the first door to the right, a small but comfortable single room comprising a single bed, bedside cabinet, desk and wardrobe. The rental for this room is low because it has the meter cupboard in it and the previous tenant has been happy to give me monthly meter readings in return for a lower rent. (He stayed 2 years which I feel is a positive sign). The room has just been refurbed so will be lovely and new for the new tenant.

The second door leads to the comfortable lounge area with two spacious sofa’s to chill on whilst watching the TV or surfing the internet. It also has an extendable dining table that comfortably sits four people.

There is a door from the lounge leading into a fully fitted modern kitchen comprising of a fridge freezer, a gas hob and extractor fan, electric oven with grill, washing machine, microwave, kettle, toaster, and full set of pots, pans and crockery. There are four wall cupboards, one allocated to each room for you to store your food, and plenty of other storage and work space.

From the kitchen is a door into a small hallway leading to the back door giving access to the low maintenance garden.

From the hallway is a door into the bathroom comprising of a white bathroom suite with an over bath shower.

A door from the lounge leads upstairs into a large hallway, off of which the three spacious bedrooms are found.

Gillian in Room 3 is a fabulous girl and will be starting her 3rd year with me. Huss, a lovely friendly guy in room 2 is starting his 2nd year with me. We have a new tenant (Jeff) moving in to room 4 so ideally a female tenant would balance our house perfectly. However, it's not critical by any means as last year Gillian was the only girl!

Unlike some shared houses owned by professional landlords, this house is run by a managing agent. That means that it is run with the tenant in mind. That is why we provide a regular cleaning service of the communal areas, so that you are free to study and enjoy your down time.

The rent is £325 pcm payable in advance.

This includes all major bills such as water rates, Virgin TV & Broadband, TV License & £100 pcm towards gas and electricity. Any additional usage charge will be split equally between the tenants. (This is to ensure sensible use of power)However, with sensible usage this hasn't happened.

THE AREA:
Colchester Street is in the Hillfields area of Coventry and has a bustling high street (Primrose Hill Street) with supermarkets, fast food outlets, Post Office, pub, cash point & a hairdresser. Coventry University is 0. 6 miles away and easily walkable – the Singer Hall of Residence is opposite. Buses are frequent and stop along Primrose Hill Street and Pool Meadow bus station is located 0. 4 miles away in Fairfax Street, Coventry, CV1 5AD & Coventry Train Station is 1. 1 miles away CV1 2GT. Swanswell Park is a short walk away and is a lovely place to relax and sit in the sun.

THE HOUSEMATES:
Ideally housemates should be easy going and tidy and respectful of shared living. With the right housemates Colchester Street really can be a home from home.
