Lovely double room in two-bed house

I am looking for a housemate to share a two bedroom house in a lovely area in Earlsdon. The house is really nice. The contract is for one year with the possibility of extending it or changing it after 6 months.
There are two bedrooms upstairs in the house, one at the front and the other at the back. The available room is at the front (see pictures). They are separated by the staircase. Downstairs, there is a living room, dining room, kitchen and bathroom. Outside there is a small garden.

The rent is £348 PCM plus expenses which are around £50 per month each. The deposit is £348. There is a one off payment of £180 that the new person should make to the agency for the background checks before he/she signs the contract.

The room becomes available on 15th September but the checks must be made by the agency (preferably at the end of July) and the contract must be signed by 9th August (as I will be away later).

The house is in a lovely neighbourhood on Mayfield Road, and the landlord is very helpful.

I am a full time PhD student in Applied Linguistics at the University of Warwick (this is my final year) and a lecturer part time.

As a full-time student I am except from paying council tax.
