Single/small double room available in 2-bed house on quiet road within easy walking distance of Chichester town centre, train station and bus station.

£450 per including bills (except phone calls if land line used, and a joint kitty for cleaning products, loo roll etc).

*2 fitted wardrobes with shelf and hanging space
*Looks out onto garden

About the house:

*Walking distance of town centre (5 min), hospital, train station, leisure centre and pubs (all within 10/15 min)
*Shared lounge/dining area
*Shared galley kitchen with butler sink (happy to share cooking/meals once or twice a week!)
*Shared bathroom with separate shower and bath
*Good-sized garden with access from house and side passageway
*On-road parking
*Shed for bikes etc.
*Loft for anything (within reason!) that needs storage

About me:

* I'm a non-smoker
* I enjoy walks, running, circuits, pubs, pilates, biking, climbing, quizzes, eating out, board games, theatre etc.
* I have 2 friendly cats, Otis and Bungle.
* I'm looking for a professional house mate around my age (late 20s/early-to-mid 30s), preferably but not necessarily female.
* No smoking is non-negotiable!

The tenancy would be six months fixed and then rolling, unless you wanted to discuss another arrangement. Payment would be monthly, and notice would be 1 month on both sides. I would require references and a 1. 5 month (£675) deposit.
