I have a 1 bed flat available in Central Armley for rent from 07/06/2024 for a 10-month lease.

VERY CHEAP RENT ONLY £475 PER MONTH. WATER AND COUNCIL TAX INC! Only electric is NOT included within the rent. Meter key provided. Professionals and single occupancy preferred.

I unfortunately have to move due to family commitments so have been given permission from the agency to find a replacement tenant.

On street parking available directly outside the flat. Quiet peaceful flat, nice views over the city.
The property is located within walking distance of local supermarkets and amenities and has excellent access to transport links, with a bus stop straight into Leeds City Centre less than 1min walk away.

The flat consists of an open plan living room/ kitchen, 1 bathroom and 1 bedroom.

The living room comes furnished with 2 seater sofa and storage shelves, providing plenty of space to unwind and relax at the end of a busy day. The kitchen comes fitted with a mini oven with two burner hob, fridge freezer, kettle and toaster.

The bedroom is furnished with a double bed (new bedframe and mattress!), chest of drawers, bedside table and wardrobe, allowing plenty of storage space.

The bathroom is neutrally decorated in white with a walk-in shower.

Tenancy takeover requirements:
• 1st month's rent (£475) as well as deposit (£475) which will be held in a deposit protection scheme
• Earn minimum 14k per year
• The agency requires a work reference to confirm employment/ salary details
• MUST have a home owning guarantor or someone in full time employment- your application will not be accepted without a suitable guarantor
• NO pets allowed at the property
• You will be required to fill in an application form via the agency who will carry out the appropriate pre-tenancy checks before being accepted, you will then sign to take over my tenancy

Tenancy is from 07/06/2024 - 07/04/2025.
