Room to rent in friendly 4 bed house in Kirkstall

Hi!
I am moving out of my place in Kirkstall to go travelling so looking for someone for my room, ideally from March 1st 2017.

The girls are looking for someone chilled and friendly :) they are:

Sara (30) works for Costa and loves music, gigs & festivals
Sarah (28) is a secondary school teacher who loves travelling in the holidays!
Emma (29) is new to the household and has got a great DVD collection :)

It's generally a pretty chilled out atmosphere in the house and the girls will definitely make you feel comfortable. They are looking for someone nice and easy to get on with (moderately tidy would be a good thing!). They all like the odd night out, pub quiz, or polishing off a bottle of wine or Domino's in front of the telly- but student days are a long way behind so if you're looking for a raucous party house it's probably not for you! :)

Anyway, about the house... We've got a great landlady - Anything that needs sorted she does it straight away, we deal with her directly once the initial paperwork and signup has been done by the agency.

LOCATION:
The house is right next to Kirkstall Abbey park, with the canal towpath nearby which is great for walks or cycling. It has very good transport links. 10 mins walk to Headingley train station. The 49, 50, 33, 757, 508, 760 and 670 buses are all nearby, so it's a super location for commuting into town and other areas of Leeds. We're 5 mins walk away from the big new Kirkstall Bridge Retail Park (some big shops and a huge new Puregym!) There is also a massive Morrisons about 5 mins walk away. The West End House pub is two streets away and serves good food and real ale. There's also an awesome tapas bar too about 100m up the road.

THE HOUSE/ROOM:
It's three floors and four bedrooms, downstairs there's a decent sized kitchen/dining area and a living room.

The room we're advertising is a good sized double room on the middle floor, next to the main bathroom. The room has a built in wardrobe, chest of drawers and has a lovely green view of the Kirkstall Abbey woods out of the window.

There's two bathrooms, it's all double glazed, central heated etc. The house is clean, well kept and sunny. We've got a bit of a yard out the front with room for BBQs and a picnic bench. Sara has lived here for 5 years so I think that shows that it is a good house! :)

BILLS, RENT AND DEPOSIT:
The deposit is £200 and the agency fees for signing up £50.
The rent is £260 a month, paid on the 1st directly to the landlady.
Council tax is £27 each per month. Gas and electric usually works out on an average of £30-35 per month.

Water is £11 and Broadband/Virgin TV is about £12 per month.
