The room itself is a good sized double room, suitable for a couple to share and is fully furnished with double bed, wardrobe, chest of drawers, bedside cabinet and wardrobe.

You will be sharing a fully equipped kitchen fitted with oven, hob, fridge and washer dryer. The is a cosy lounge/ communal area and a modern shower room.

The property itself is maintained weekly by a dedicated cleaning and maintenance team who are available 24/7 should they be required.

Rent is inclusive of all bills: electric, water, heating, council tax, tv licence, broadband.

Letting Procedure and Lease
A Non-Refundable Holding Fee equivalent of the tenancy administration is required to hold the property during the application process. If your application is successful and we are able to proceed with the tenancy, this amount will be deducted from the balance due on the date of occupancy. Should the application be unsuccessful you will not be refunded the amount of the tenancy application administration (££265.00) as the holding fee is taken to protect the Landlord against any loss of rent, should you fail to move in to the property for any reason other than an unsuccessful application, no monies will be refunded.
Please be advised: If you have been with your current employer for less than 6 months you may be required to provide a guarantor for your tenancy. A guarantor must be: A UK Homeowner, Resident in the UK and within full time employment in the UK. There is a cost of ££75 for the guarantor administration, and this will be payable by the tenant on the date of occupancy. If you think you may require a guarantor, please ensure that you have someone in place prior to paying the non-refundable holding fee.
A ££10pcm Service Charge will be applied towards the cost of providing the cleaning and maintenance team who service the communal areas on a weekly basis.
Deposit / Non-Deposit – you are given the option to pay a refundable deposit the equivalent of one months’ rent or a monthly non-refundable non-deposit indemnity of ££15.00pcm.
The tenancy is available on an initial seven (7) month Assured Shorthold Tenancy with the possibility of renewing at the end of the period. The cost of the tenancy application administration is ££265.00 for single occupancy.
